Queens, New York is a middle to upper-middle class section of New York City that is located on the western part of Long Island. Many immigrants, largely of Asian descent have made their way to this city borough that is further separated into five neighborhoods. Over 50% of the residents are second or third generation Americans that started when descendants first arrived to the great land.
The real estate trend in Queens continues to decrease in value along with the rest of the country. The average home sales price fell 52.3% from a year ago and the number of home sales has also decreased by 77.8%. This indicates that homeowners that were thinking of selling their homes have decided to stay put until the market stabilizes a little more.
The average selling price of a home in Queens for the week ending February 9, 2011, was $ 414,808, a decrease of .2% from the previous week. This amount represents a slide that seems to be evening out compared to more drastic dips during 2010. The closer to Nassau County that one gets, the more stable the home sales with homes bordering on the high end in excess of $ 1 million. More central based districts like Pomonok and Sunnyside is where the most extreme plummets in price and sales appear to be occurring.

How much further the prices will fall and how long a decrease in value can last is anyone’s guess but experts expect to see this trend end by mid 2011. Early 2011 could be a good opportunity to start looking before many banking regulations and increased down payment policies take full force. Auctions and foreclosures are also plentiful and priced right for first time homeowners that might need a fixer upper that could increase in value in a few short years.
